We are the development arm of The Lake Partnership Inc. (TLPI) – a project management and general contracting firm that builds custom homes, creative workspaces (Shopify’s offices throughout Canada), and one-of-a-kind mixed-use developments (St. Charles Market).This structure allows us to carefully manage every project from vision to completion while building homes and workspaces for those with a keen eye for design and quality craftsmanship.

The team at Modbox is comprised of some of the most talented and creative minds in the business. We offer top-level expertise in all aspects of construction and development including: project management, sales & marketing, design, finance & accounting, operations, staffing and technology.

Darryl Squires

CEO and Co-Founder

Darryl joined TLPI in 2004 after a decade in investment banking at BMO Nesbitt Burns as Managing Director of Mergers and Acquisitions, and Managing Director of the Real Estate Finance Group. His leadership approach is guided by the principles that have served him well through many successful business ventures. Darryl graduated with distinction from the Richard Ivey School of Business.

Kevin Lake

Co-Founder

Kevin is one of the best in the business. With over 20 years of construction experience and many acclaimed projects to his name, Kevin personally oversees work at our sites and ensures his team of skilled trades are delivering high quality craftsmanship.

Christopher Alderson

Partner, Senior Project Manager

Christopher joined TLPI at the beginning of 2013. He brings construction and project management experience as well as technical proficiency from previous work and ongoing studies in Architectural Technology. Christopher’s critical thinking, research and communication skills honed during doctoral studies at Carleton University are invaluable to his management of current Shopify projects.

Dan Warder

Partner, Senior Project Manager

Dan has been with TLPI since 2006. Mentored by Kevin and Darryl over four years, he became Site Supervisor/ Foreman in 2010, and has since managed teams at key projects including Mississauga Lake House, Acacia, our LEED Gold Certified Springfield Towns, Kenwood Avenue, and currently, St. Charles Market.
