The Springfield Towns is ModBox’s first completed development. These three modern townhouses are located in the lovely neighbourhood of Lindenlea, just north of Beechwood Avenue. With the end unit (81 Springfield) currently up for sale, we wanted to take the time to show you just how outstanding this home is, both in terms of form and function! Below is a breakdown of some of the building features, sustainable elements, and design features that The Springfield Towns include.

The Springfield Towns are LEED Gold Certified. The project was also given the Merit Award at the 2015 Ottawa Urban Design Awards, and was a finalist in the Greater Ottawa Home Builders’ Awards.

The exterior materials that make up the façade are brick, stucco, cedar, and metal. These materials combine to create warmth against the distinct, contemporary structure. You don’t need to worry about sound between these units either because these townhouses are actually three separate houses! They are 1.5″ apart everywhere except at the foundation and roof. Sounds good to us!

The interior of this unit has been strategically designed to optimize space and function. The floor plan allows for excellent circulation, and creates an open plan living space between public areas. The Springfield Towns were built to a standard that exceeds what is required by Code; the most sustainable materials and latest construction techniques were used throughout.

This 2,111 square foot unit has a double car heated garage, radiant floors throughout, and 11 foot ceilings on the main floor. The volume of the space makes for pleasant and comfortable urban living.

The kitchen and dining room are close in proximity and allow for table seating as well as seating space at the bar. There are five high-end appliances included in this unit (Bosch, Liebherr, GE), and a custom semi-waterfall island with a solid surface countertop which houses a deep double sink.

The dining room has signature Linebox windows; narrow enough for to ensure privacy while still allowing for optimal light to enter in the space.

The living room, surrounded by beautiful large windows, is flooded with natural light. The Tiltco windows allow for top efficiency using energy efficient frames and glass. These windows also include multipoint locking tilt and turn as well as hopper operating systems.

This custom designed bathroom has a double sink, rain shower, and glass shower box. The tiles on the floor and in the shower are from Cera Gres, a Canadian boutique ceramic and porcelain tile manufacturer. We wanted to ensure that every unit had its own bathroom oasis.

The master bedroom has a walk-in closet, and ensuite to the bathroom. The window lets light pass through but also allows for optimal privacy where drapes are not necessary.
